Under the Control of Asbestos at Work Regulations 2002 (CAWR) those that control buildings are required to ensure an asbestos register is compiled and an asbestos management plan put in place.
The simplest way to achieve this is to have an asbestos management survey carried out (formerly a 'Type 2'). This type of survey involves sampling to confirm the presence/absence of asbestos and is the standard choice for compliance under CAWR.
If there are any works planned where the fabric of the building may be disturbed, an asbestos refurbishment/demolition survey (formerly a 'Type 3') will be required. A refurbishment/demolition survey involves destruction inspection to locate ACMs contained in the building structure.
The HSE expectation is that a refurbishment survey will be required whenever the building works are invasive. This is because quite often asbestos is hidden from view (behind plasterboards etc).
For all asbestos surveys we record our findings in a concise, jargon-free report which is comprehensive and easy to (pdf version available), which includes bulk sample evidence, photographs, CAD drawings and recommendations. The results form an Asbestos Register and highlight a recommended course of action.
